MIR Office Building is a contemporary office development located at Ivan Denkoglu Street, in the heart of Sofia’s historic city center, occupying the site of the former Mir Cinema. The location places the building within walking distance of key government institutions, financial organizations, and prominent cultural landmarks, while also connecting it to the rich historical layers of the city, including the ancient fortress walls of Serdica. This central positioning combines prestige, excellent accessibility, and a vibrant urban context, making MIR an attractive destination for modern businesses seeking both visibility and connectivity.
Architecturally, the building is defined by its strong contemporary character, with a striking façade composed of exposed reinforced concrete and glass. The structure is executed on site using monolithic exposed concrete, featuring large spans and beamless slabs that allow for flexible and efficient interior layouts. The building rests on slurry wall foundations with diaphragm walls extending up to fourteen meters below ground level, enclosing the underground floors and ensuring high structural stability. Carefully designed interiors are filled with natural daylight, while the use of natural and durable materials such as exposed concrete, titanium-zinc sheet metal, aluminum joinery, granite, terrazzo, and polished concrete reinforces the building’s refined yet robust aesthetic.
The technical specifications of MIR Office Building are aligned with high modern standards and ensure both comfort and operational efficiency. The building is equipped entirely with LED lighting systems, including motion sensors in garages, common areas, and wet rooms, while the office spaces feature high-class LED lighting profiles with integrated emergency and exit lighting. Climate control is provided through a VRF HVAC system complemented by ventilation with fresh air supply and recuperation, creating a healthy and energy-efficient indoor environment throughout the building.
Generous ceiling heights contribute strongly to the spatial quality of the offices, with floor-to-ceiling heights ranging between 2.75 and 3.04 meters, depending on the suspended ceiling structure. The ground-floor event space benefits from an even greater ceiling height, while the main lobby impresses with a double-height space reaching approximately seven meters, creating a sense of openness and arrival. These proportions enhance natural light penetration and provide a premium working atmosphere.
Accessibility and inclusivity are integral to the building’s design. MIR Office Building is accessible directly from the street as well as from the underground garages, with the street access passing through a covered piazza and entrance lobby that connects directly to two elevators. Access control is managed with card-based systems operating around the clock. The building is designed in accordance with accessibility standards for people with disabilities, with every floor equipped with dedicated accessible sanitary facilities, ensuring a fully barrier-free environment.
Parking and mobility solutions are carefully integrated into the project. The building includes two underground garage levels with access via ramp from the street, providing a total of forty-one parking spaces, including larger spaces designated for people with disabilities. The underground garage is also equipped with electric vehicle charging infrastructure, with multiple charging points already installed and the capacity to add more due to the presence of an in-house electrical transformer station. In addition, the building supports sustainable urban mobility by providing designated bicycle parking spaces, some of which are located within the underground levels.
Altogether, MIR Office Building represents a thoughtful synthesis of contemporary architecture, advanced technical solutions, accessibility, and sustainability, set within one of Sofia’s most historically and institutionally significant locations. The project successfully balances innovation with respect for its urban context, offering businesses a distinctive, high-quality working environment in the very center of the city.
